The above market statistics for Bonner and Boundary Counties over the last 4 years reflect how volatile the market has been over that time period.  As you scroll through the linear line charts of Closed and Pending sales you can see that the market has retreated significantly from our highs in mid 2020 through the end of 2021.  Conversly, the average sales price has continued to tick up as indicated in the Average Sales Price Chart which, along with increased interest rates, has contributed to this cooling trend.  The Average Percent of Last List Price Chart reflects the list to sale ratio which has also significantly decreased and could potentially signal that we will be seeing prices decrease in the future.  With 16+ years of experience I have seen the ups and downs in the market and have been fortunate to help both buyer and seller clients reach their intended goals through these uncertain times.  Please feel free to reach out to me for a full market update and find out how I can help you with your Real Estate goals.
